Do I need to include ADU in the total square footage?Yes please! Extra charges will ensue if not initially included.

I have an Airbnb, can I order Real Estate Services?Great question! Since Airbnbs and short-term rentals are considered commercial properties, they fall under a different category of photography. This means they require a special commercial photography service, which has different pricing and licensing terms. To get started, please reach out directly—don’t use the real estate booking form. There are lots of things we can do to make your rental stand out!

What is the turnaround time for receiving the final edited photos and/or video?For final edited photos, you can expect to receive them within 24-48 hours after your shoot. Videos usually take a bit longer, with a turnaround time of 48-72 hours or more, depending on the complexity of the project.

What type of properties do you specialize in?Short answer - all kinds! From luxury estates to hotels, commercial spaces, and restaurants. The specifics (pricing) of the shoot depend on how you plan to use the photos. If you’re looking to capture an architectural feat or a commercial space—like a hotel or restaurant—just drop me a line. I'll be happy to provide a tailored quote to meet your needs!

It's raining, what do we do?If San Diego isn’t living up to its sunny reputation, don’t worry! I offer free sky replacements for those cloudy days to keep your photos looking bright. If the weather’s too rough, we can reschedule with 24 hours' notice. Same-day or onsite cancellations will incur a $150 fee. I can add blue skies to still photos at no extra charge, but for videos, what you see is what you get. Let’s make sure your property still looks fantastic, rain or shine!

Canceling or Rescheduling AppointmentsLife happens, and I totally get that! If you need to reschedule, I'm happy to work with you. To keep things running smoothly and fair for all my clients, I do have a few guidelines: Cancellation Fees: Anything cancelled or rescheduled within 24 hours of appointment are subject to a $150 fee. Twilight Shoots: Twilight photography is especially weather-dependent, so I’m flexible with finding a new time without any extra cost as long as the call is made 2 hours prior to the appointment. Anything after this 2-hour window will be treated as an on-location cancellation, and a $150 fee will apply. Rescheduling Fees: You can reschedule up to 3 times at no charge. After that, each additional reschedule will incur a $50 fee. I prefer to avoid unnecessary fees whenever possible, so let’s try to give ample notice and keep things running smoothly!

Can I give the photos or video to a third party (stager, contractor, etc)?Sorry, but that’s a no-go! Third parties need to buy their own license from Jen Rubin Photography to use the photos for their purposes. As the purchasing agent, you’re all set to use the images for marketing, selling, and promoting your listing. Licensing can be a bit tricky, so feel free to reach out if you have any questions—I’m happy to chat about it!

How long will my appointment take?The length of your appointment depends on the property size. Photography typically takes about an hour per 1,000 sq ft, with video following a similar timeframe. Each booking comes with an estimated timeframe, but keep in mind these are just that—estimates. In an industry where quick, turn-and-burn jobs are common, I take a different approach. When focusing on creative elements—like an editorial-style photoshoot—it’s important to take the time to get everything just right. Rushing the process doesn’t do justice to the space or the final result. Great visuals take a little extra care, and the end product is always worth it! If you’re booking multiple services or have a tight schedule, please allow extra time in your day so we can capture everything perfectly. ✨

What happens if the listing isn't in shoot ready condition by the time the photographer arrives?In the unfortunate case that the property isn’t ready, there are two common outcomes: On-Site Cancellation: Depending on the severity, if the listing isn’t ready, the shoot may need to be canceled on-site ($150 fee) and rescheduled. Wait Time Fee: Anytime spent idling, such as waiting while items are moved or rooms are prepped during the shoot, will incur an hourly wait fee of $75. A 15-minute grace period is provided to allow for minor last-minute adjustments. Being fully prepared helps keep the process smooth and efficient while ensuring the best results. How many photos are included in my shoot?I believe in giving your listing the coverage it deserves, so there’s no strict photo limit—except in specific cases like multi-unit properties, which would be decided ahead of time during a consultation. For a small home (up to 1,999 sq ft), you can typically expect around 30 photos with the Essentials Package, and even more for an Editorial- Style Shoot. I focus on capturing what showcases the property best, skipping areas like small closets, hallways, garages, etc...unless specifically requested.

How do I prep for my Twilight Shoot?To get the best results, please turn on all available lights, including interior, landscape, and driveway lights, starting 30 minutes before sunset and keeping them on until 30 minutes after. Don’t forget to light the fire pit and turn on those pool lights!

Do your photography services include licensing?Yes, each package includes a non-exclusive license that lasts until the property is sold. This typically covers use for marketing materials, print collateral, social media, and web listings. *Please note that these licenses are non-transferable and meant exclusively for your use. If another agent or party would like to use the photos, feel free to direct them to me—I’d be happy to discuss additional licensing options.
